Novi Sad Plans Two New Buildings – Urban Development or Chaos?
What’s the plan? Novi Sad’s Jovana Hranilovića street is set to get two new residential buildings. Urban planners have amended the plan to allow the merging of three parcels totaling 0.15 hectares for the construction of two multi-family residential buildings. Each building will have a ground floor, first floor, and attic, with a maximum of ten apartments per building.
Why is this a problem? While the plan aims for more efficient use of space, the question remains whether this development truly meets the city’s and residents’ needs. The existing traffic infrastructure will not be changed, meaning more residents and traffic will pile onto the same streets. The current greenery on the parcels is to be preserved using native plant species, but is that enough to compensate for the loss of green space?
Infrastructure and Utilities Water supply will be provided through the existing city water system, and wastewater will be directed to the shared sewage network. The underground electrical network, electronic communications, and heating network are already in place and meet current users’ needs. But will they be sufficient for the new residents?
Public Insight and Reactions A public review of the plan changes is scheduled for July 25, and interested parties can view the documentation at the Urbanism public enterprise, the local community “Omladinski pokret,” and the Novi Sad city website. Citizens and experts are already expressing concerns about the potential impact on quality of life, traffic, and the environment.
Is this just the beginning? This plan might be just the start of further urbanization and concrete expansion in Novi Sad, potentially leading to loss of green areas and increased population density without adequate infrastructure. Will city authorities listen to the citizens or continue with such plans?
Conclusion Building new housing is inevitable in growing cities, but how it’s done can make the difference between sustainable development and urban chaos. Novi Sad stands at a crossroads – will it choose smart growth or let concrete swallow the city?
What do you think? Is this the right path for Novi Sad or just another step towards traffic jams and concrete jungles? Drop your thoughts – maybe your voice can make a difference!
