With an astonishing 43.6% increase in real estate sales, Niš has surpassed Novi Sad and Kragujevac, which also recorded solid growth of around 20%. During the pandemic, weekend houses were hot, then garages, and now apartments are at the top of the list, with sales growing by 13% compared to the previous year.

Prices in Niš: Stability or Opportunity? The average price per square meter of an apartment in Niš is currently around 1,100 euros, a slight correction compared to the previous year, but still significantly lower than Belgrade. The most sought-after are two- and three-bedroom apartments between 50 and 70 square meters, ideal for young couples and families. Foreign buyers increasingly look at one-bedroom apartments as a first investment or for renting out.

Why Niš? The expansion of Niš is no accident. The city has experienced significant economic development, infrastructure projects, and investments that attracted buyers and investors. New modern residential complexes are popping up like mushrooms after rain, and migration to southern Serbia further fuels demand.

Cash Purchases and Market Caution Interestingly, about 80% of real estate purchases in Niš are made in cash, with only one in four apartments bought on credit. Buyers today are much more cautious, seeking quality and realistic prices, while sellers must adjust their offers to remain competitive. Experts predict the market will remain stable, with possible minor corrections due to economic factors.

Belgrade Still on Top, But… Belgrade still has the highest number of sold apartments, but the market growth pace has slowed. Prices have reached high levels, so investors and buyers are looking for alternatives. Niš, Novi Sad, and Kragujevac are now setting the growth pace.
